Designing for trends before they happen

What do you think houses in Malaysia would be like 50 years from now? What were they like 50 years ago? In building homes for people, more than delivering what they want now, we also like to imagine what they would want in the near future and design with that in mind.

Of course, when we say imagine, we mean extensive research with property buyers across all categories, studies in more developed markets, analysis of new technologies within the broader construction and home living industries, and of course, an unrelenting passion to make people's lives better through better homes.

This is what we call progressive creations. House buyers deserve the best that property developers can offer, but LBS goes one step further.

The LBS Difference

Today, people are talking about energy conservation in their homes. From energy saving bulbs and appliances to alternative fuel technology such as solar-powered water heaters, green is definitely in. But green is also expensive, which is why most homes are still built without such features.

Our solution is to integrate green thinking even before we put pencil to blueprint. By ingenious construction methods, bulk-purchasing of better materials and planning that actually considers how the entire master plan plays a crucial role in influencing each individual home, we introduce effective green technology while still keeping our prices competitive. Living habitats of harmony and pleasure

Progressive creations not only guide our designs to embrace useful new technologies, but also help us answer fundamental questions in turning a house into a home and enriching communities at large. One such question concerns security.

Yet security is not a new question, although it has become more pronounced today, with the rise of gated communities with 24-hour patrols, better alarm systems and extreme cases where house owners even band together to erect barriers restricting access to their respective roads.

But is that all that security involves? Evidently not, when we consider that crime prevention is most effective when the entire community is involved. Thus, we started thinking bigger – designing a harmonious environment that persuades people to come out of their homes and get to know their neighbours. We planned our properties around recreational hubs, instead of the other way around. We included bicycle tracks, spacious pedestrian-friendly paths, community facilities and picnic grounds. And we created a mutually supportive master layout that put every single property in full view of another.

More than that, however, security is a holistic issue that goes beyond protection. It is also about designing a harmonious neighbourhood where you can allow your kids to roam free without worry. That's why we got rid of sharp corners and blind spots, and ensured that every square foot is well-lit.
